Victorian Volume

This flat was brought to us by a local agent, who we had known for more than a decade.

The property occupied the first floor of a Victorian townhouse and had 4m high ceilings throughout.

We secured freeholder's consent prior to exchange to add a large mezzanine (containing a bedroom suite) and to link the abandoned rear roof terrace to the main flat. We did this by building a stud wall across part of the common parts (which we discovered on the title deeds). This added a glass-floored study and created a flat with roof terraces to the front and rear - a rarity for a first floor flat.

This project was particularly complicated from a structural point of view. The mezzanine was constructed from some 70 steels and part suspended from the ceiling. As head height was so limited, we insisted that the mezzanine floor could only be 100mm thick, something the engineer initially said was impossible on such a large span. In the end we made it work.

The end result was a voluminous first floor flat with stunning period features, including an ornate marble fireplace, salvaged from a stately home in Ireland

The flat was sold for over £1600/sq ft, a huge price at the time.
