This lateral flat occupied the whole of the lower ground floor of a large Victorian villa at the less favoured end of the road. The site was difficult, with a small, awkward shaped garden and lots of dark rooms.
To ensure our proposed flat was flooded with light we submitted planning permission to remove a number of the load bearing walls and open up the space. Our plans also added 250 sq ft of extra living space, by adding two rear extensions, including a beautiful cantilevered dining room. We improved the design of the front and rear gardens by excavating many tonnes of soil, creating a contemporary patio garden to the rear and stepped gardens to the front.
The end result was a large 3 bed/2 bath garden flat, ideal for a family or young professionals.
The flat was sold for c. £1000/sq ft, a huge price for a lower ground floor flat, so close to the Harrow Road.
