Contemporary Coach House

This property was a dilapidated 'coach house', which had been built in the garden of a victorian house, probably in the 1930s. When we took possession the building it was in a very poor state of repair and the basement was flooded with over a metre of water.

We secured planning permission to add a large extension at ground floor level and increase the size of the basement below.

To achieve the desired layout, we carried out major structural works, which would allow us to open up the whole of the ground floor for a large open-plan living area. Behind this living space we added a guest bedroom suite. In the old flooded basement we created a media/TV room.

On the first floor we created two double bedrooms and two bathrooms. To the front of the property we created a split level garden and off street parking for one car. The previously rendered house was then clad in 'London stock' brick slips, softening the house and ensuring it fitted in with its surroundings.

The house was sold for a record price for a house in the Maida Hill area, of just under £1000/sq ft.
