Acquisitions

Design and build hero image

We are not your typical property sourcers: often people with limited first hand development and agency experience, or those who do it as a part-time foray into the property world.

We are a serious property company with extensive experience in both estate agency and property development. We have strong relationships with many of the agents in London and regularly get offered 'off-market' opportunities, unavailable to end users.

We also have a highly talented team of solicitors, architects, surveyors and engineers who work with us to secure property incredibly quickly.

We have overseen hundreds of deals in the past and dealt with many difficult transactions successfully, including:

  • Flats with short leases
  • Absentee freeholders
  • Major structural issues, such as subsidence or dry rot
  • Probate sales
  • Collective enfranchisement (freehold acquisition)
  • Defective leases
  • Highly complex 'Licence for Alterations' processes

All of the above issues, if handled carefully, offer great opportunities to a well advised investor.

Planning and Consents

Planning and Consents

We have years of experience dealing with the various local authorities and use talented local architects to ensure our clients secure the best planning permission possible for their development, be it a small dormer extension or a up new build house.

Aside from planning, we can also oversee the building control and party wall award processes, ensuring your property wont have issues when you come to sell.

Many clients also ask us to secure the ‘licence for alteration’ with leasehold properties, as this can be a very tricky and protracted process. We have dealt with many 'difficult' freeholders over the years and have designed our processes to make carrying out major works in their buildings far easier, resulting in fewer delays and lower costs. From acoustic tests to asbestos surveys, we have the professionals on hand to secure your licence.

Structural Engineering

Often to maximise the value of residential properties you will need to take out load bearing walls. This may constitute major or minor structural works. Either way, it is essential that these works are planned properly and executed safely, within the building control guidelines.

We work with a number of experienced structural engineers and surveyors to ensure that our clients properties can be extended and reconfigured safely and impressively.

Over the years we have dealt with countless solicitors: you really do get what you pay for when it comes to property lawyers and we always encourage our clients to use the best solicitors that their budget will allow. A poor choice of solicitor can massively delay a transaction or even worse - cause it to fall through!

We have good relationships with some of London’s most successful and pragmatic property lawyers, who can ensure our clients purchases and sales are conducted professionally and rapidly, when required.
